Multi-Tenant Industrial Park Closed in Under 50 days
Sale of 79,000 SF Multi-Tenant Industrial Park in Elm Mott Closed in Under 50 Days with Cromwell Commercial Group Clients
Luke Holler, Stefan LeRow and Clay Fuller represent both sides of the deal at 5308 North Old Dallas Road, a sign of the industrial strength along Central Texas’s I-35 corridor
Cromwell Commercial Group has closed the sale of 5308 North Old Dallas Road in Elm Mott, a 79,000+/- SF multi-tenant industrial park just north of Waco on the I-35 corridor. Cromwell agents represented both sides. Luke Holler and Stefan LeRow represented the buyer and Clay Fuller represented the seller, and the deal went from agreement to closing in less than 50 days.
Multi-tenant industrial parks like 5308 North Old Dallas Road give the local economy flexible space for the businesses that keep it running: contractors, distributors, trade services, light manufacturers and growing regional companies. These users create local jobs, buy from local suppliers and add to the tax base. Many of them need small to mid-size bays close to a major highway, and that kind of space is getting harder to find.
The property sits minutes from I-35 between the Dallas–Fort Worth Metroplex and Austin. Tenants can reach two of the country’s fastest-growing metro areas, and much of Texas, within a single day’s drive. Its continued operation under new ownership gives current tenants stability and positions the park for long-term investment in a corridor where demand keeps rising.
Greater Waco and Central Texas has become one of the state’s most competitive industrial markets. Manufacturers, distributors and logistics operators are coming to the region for a few reasons:
- Location: It sits at the center of the Texas Triangle on I-35, with access to major population centers and rail.
- Workforce: The labor pool is strong and growing, backed by Baylor University, McLennan Community College and Texas State Technical College.
- Business climate: Texas offers pro-business policies, and local economic development partners are active.
- Room to grow: Land and space are available at a cost advantage over the larger metro markets.
Elm Mott’s stretch of the corridor has become a natural extension of Waco’s industrial base. It draws users who want highway frontage and easy logistics without metro-area occupancy costs.
With Cromwell agents on both sides, communication was direct, due diligence moved quickly and both parties stayed aligned from contract to closing. That coordination brought the transaction to a close in less than 50 days, a timeline that delivered certainty for the seller and speed to ownership for the buyer.
“Our buyer was looking for a well-located, income-producing industrial asset in a market with real momentum, and this property checked every box,” said Luke Holler. “Working across the table from a Cromwell colleague meant we could solve problems in real time instead of waiting on them.”
“Our team knows this market and knows how to get a deal across the finish line.” said Clay Fuller. "The strength of the Cromwell network allows us to share the same standards of excellence to see the deal through and get real wins for our clients.”
That's the power of the Cromwell network of relationships, market data and decades of local experience which allow our agents to match the right buyer to the right asset, often before a property reaches the open market. With a full-service platform covering brokerage, leasing and property management, Cromwell supports owners at every stage of the property’s life.
From listing to closing to ongoing operations, the property stays in trusted hands.
