Waco Square Retail Center Changes Hands in Off-Market Sale
Cromwell Commercial Group is pleased to announce the successful off-market sale of Waco Square, a grocery-anchored shopping center located at 408–414 N. Valley Mills Drive in Waco, Texas.
The transaction was negotiated off-market, with Caleb Loudamy and Gregg Glime of Cromwell Commercial Group representing the seller. Luke Holler, also of Cromwell Commercial Group, exclusively represented the buyer.
Strategically positioned along one of Waco's most established retail corridors, Waco Square is anchored by Poco Loco, one of Central Texas' fastest-growing independent grocery operators. The center also features the highly visible El Mar Restaurant, reinforcing its long-term strength as a neighborhood shopping destination and positioning it for continued growth.
The acquisition reflects sustained investor confidence in well-located neighborhood retail centers, particularly assets offering stable tenancy, strong visibility, and opportunities for value creation through strategic investment.

The new ownership group plans to make substantial capital improvements throughout the shopping center, enhancing both the customer experience and the long-term value of the asset. Improvements are expected to begin immediately, with the highly anticipated Poco Loco grocery store scheduled to open this fall, bringing a fresh grocery option to the surrounding community while serving as a catalyst for continued leasing momentum and renewed investment along the corridor.
